Most of the parties involved are very familiar. The most familiar face in the transaction is the real estate agent. Next, the mortgage company provides the money required to fund the transaction. And the title company sees to it that all areas of the transaction are completed and that the title is clear to pass from the seller to the purchaser. So, what party makes sure the value of the real estate is in line with the purchase price? This is where you meet the appraiser. Inspecting the subject propertyOur first duty at Advanced Appraisal Service is to inspect the property to ascertain its true status. We must physically see features, such as the number of bedrooms and bathrooms, the location, living areas, etc, to ensure they really are present and are in the condition a typical person would expect them to be. The inspection often includes a sketch of the floorplan, ensuring the square footage is proper and conveying the layout of the property. Cost ApproachThis is where we gather information on local construction costs, the cost of labor and other elements to derive how much it would cost to replace the property being appraised. Sales ComparisonAppraisers get to know the neighborhoods in which they appraise. They thoroughly understand the value of specific features to the people of that area. Then, the appraiser looks up recent sales in the neighborhood and finds properties which are 'comparable' to the real estate being appraised. Using knowledge of the value of certain items such as fireplaces, room layout, appliance upgrades, extra bathrooms or bedrooms, or quality of construction, we adjust the comparable properties so that they more accurately portray the features of subject property.
A valid estimate of what the subject could sell for can only be determined once all differences between the comps and the subject have been evaluated.
